20 Ways to add value to your home

 

Everyone has an opinion and they differ widely in both opinion and practicality take for instance this old article we recently came across by Phil Spencer – he is undoubtedly an expert in his own field and a very good TV presenter but how practical are his 20 tips for those who live in a modern estate house. While we accept that this article was written some four years ago has anything changed – our comments /observations are in italics.

Tip 1 – Go for a loft conversion – modern homes with lightweight roof trusses do not really lend themselves to this option.

Tip 2 – Build a Conservatory – if you have the garden space and many modern homes do not

Tip 3 – Install a basement conversion – the neighbours may not be too pleased about this one

Tip 4 – Get rid of the Garage – and watch your motor insurance premiums go up.

Tip 5 – Take aim at your target (your prospective buyer) –in most modern homes space is a premium and gym’s and offices are a luxury rather than a necessity

Tip 6 – pave over your front garden – frowned upon in many areas as a source of flooding and not practical on many estates without pavements

Tip 7 – Paint the house – as many modern homes come complete with UPVC windows and fascias and soffits there is very little left to paint

Tip 8 – Change the windows – possibly but as most new UPVC modern windows have a lifespan of 30 plus years not really practical

Tip 9 – Refurbish the front door – WHY STOP A BIT OF NEW HARDWARE – REPLACE THE DOOR WITH A NEW COMPOSITE DOOR FROM ONE OF THE GFD GROUP OF COMPANIES AND YOU ARE GUARANTEED AN INCREASE IN YOUR PROPERTY VALUE.

Tip 10 – Hang mirrors on the walls – and do you move the mirrors when you move ????

Tip 11 –Concentrate on the kitchen – nice if you can do it but the key is in getting the right kitchen for the value of the property and with many modern homes having small kitchens options are limited.

Tip 12 – Knock down the walls – not really practical in a modern home and in many instances the builder had the same idea in designing the home and maximised the use of minimum space

Tip 13 – Do the bathroom next –if you already have a modern suite and tiling how soon do you think about renovations

Tip 14 – Put in central heating – the majority of new homes already have it.

Tip 15 – Don’t bother with the bedrooms – other than soft furnishings? Where is the increased value here?

Tip 16 – Look above your head (storage in ceiling voids) –is there any other than lofts in modern houses?

Tip 17 – Bring the garden into the house (new glass doors etc) – we agree FRENCH DOORS / PATIO DOORS WILL CERTAINLY INCREASE THE PROPERTY VALUE AND IN MANY CIRCUMSTANCES THE INSTALLATION IS NOT AS COMPLICATED AS YOU MAY FEAR.

Tip 18 – Apply for planning permission – but only if you have money to burn

Tip 19 – Phone a friend (to find a good builder) – we agree AND WHEN IT COMES TO INSTALLATUION OF OUR DOORS WE REFER ALL OF OUR CUSTOMERS TO TRUST PILOT independent references for all of our installations

Tip 20 – Take a view on timescales ( the correct builder for the correct job) – same answer as Tip 19 we let our customers do the talking
